How long does the house buying process take?

On average, the process of buying a house takes around eight to twelve weeks from the point an offer is accepted to completion.

However, this timeframe can vary depending on a number of factors, including the complexity of the legal work involved and the number of parties in the property chain.

What factors can affect the timeline?

One of the biggest factors affecting the length of a transaction is whether the purchase forms part of a property chain. A chain occurs when several buyers and sellers are linked together because each purchase depends on another sale completing.

If there are delays elsewhere in the chain, this can impact the overall timeline for everyone involved.

Legal issues can also affect the timeframe. For example, additional investigations may be needed if problems arise with the title to the property, the results of property searches, or the terms of a lease for leasehold properties.

Mortgage arrangements can also influence timing, as buyers will usually need a formal mortgage offer in place before contracts can be exchanged.
