Watkins Solicitor Welcomes Government Announcement of Major Reforms to the Home Buying Process

The government has announced what it calls the biggest shake-up of the home buying process in the country’s history, aiming to make moving home faster, clearer and less stressful.

Under the new proposals, buyers will have access to more upfront information before making an offer. This includes key legal details, leasehold costs, property condition reports and chain status, all provided in a single online pack. These changes are designed to prevent last-minute surprises, reduce failed sales, and save time and money for everyone involved.

A digital shift is also on the way. Property “logbooks” could soon store and update information about a home throughout its lifetime, allowing buyers, sellers and professionals to track progress in real time. A new public register of conveyancers and estate agents is also being discussed, giving consumers clearer information about qualifications and services.

The reforms aim to cut the number of failed sales in half and shorten transaction times by up to four weeks. The government says this modernised approach will make the process “more streamlined, less stressful, and fit for the future.”

However, some experts have warned that technology alone will not fix the system. Delays often arise from long property chains, mortgage lender requirements and the need for careful checks such as anti-money-laundering verification and title reviews.
