Watkins Solicitors Achieves 0% Avoidable Requisition Score in Latest HM Land Registry Report

  • Posted

Watkins Solicitors are pleased to share that our Conveyancing team has achieved a 0% avoidable requisitions - a perfect score - in the most recent HM Land Registry dataset. This achievement follows a year in which the firm was named Conveyancing Firm of the Year for the South of England at the Modern Law Conveyancing Awards 2025 and received Law Firm of the Year (Regional) at the Bristol Law Society Awards.

The avoidable requisition dataset, published through HM Land Registry’s Use Land and Property Data service, records the proportion of register change applications that contain errors or missing information that would otherwise require corrective action. A 0% score indicates that all applications submitted during the reporting period met HM Land Registry’s requirements at the point of submission.

This outcome reflects the quality of care and approach taken by our Conveyancing team before an application is lodged. Title documents, supporting forms and key information are checked with precision, and clients receive straightforward, compassionate guidance to ensure that documents are completed correctly. This preparation enables applications to progress through post-completion without interruption, creating a smoother experience for clients, agents and lenders.

Sophia Ramzan, Partner and Head of Conveyancing at Watkins Solicitors, said:
“Our conveyancing team put an enormous amount of care into the work they do, and I am very proud to see that reflected here. Buying or selling a home is a significant moment for clients, and our focus is always on making that journey as clear and well supported as possible.”

Watkins Solicitors continues to welcome opportunities to work with estate agents, introducers and professional partners who value careful preparation, clear communication and a dependable client journey.
